Proposed 2026 Operating Budget
The Board proposes a 2026 quarterly assessment of $145.00 per unit. Below is a breakdown of how association funds are allocated.
Three seats are available for a two-year term. Please review the qualifications of the members who have volunteered to serve our community.
Stacey Worrell

Reason for Serving: To maintain property values in the neighborhood by upholding HOA Bylaws.
Relevant Experience: My background as an accountant would be helpful with the association’s finances.

Charles Smith

Relevant Experience: I have served as the current President of the Board of Directors, leading efforts to strengthen communication, improve HOA operations, and oversee key community projects. Professionally, I have extensive experience in leadership, technology, and process management, which I apply to ensure efficient board operations and sound decision-making.
Vision for the Community: Continue enhancing communication creating a collaborative environment where homeowners feel informed, heard, and engaged in shaping the community’s future.

Community Questions & Answers
Q: Are there meetings other than the Annual Meeting?
A: Yes. The Board meets on the third Thursday of each month, unless otherwise posted. Each meeting includes an open forum where homeowners are welcome to share ideas, ask questions, and bring forward any concerns directly with the Board. For the most up-to-date schedule, please check the calendar in the Owner Portal for meeting dates, times, and any changes.
Q: What is being done about fence repairs?
A: Fence repair continues to be a significant expense for the Association. To date, the Board has invested more than $20,000 in repairs and has budgeted an additional $6,500 for fence maintenance in 2026. Repair requests are being prioritized while the Board actively evaluates long-term options for replacing the perimeter fence. Additional information will be shared with homeowners very soon.
